7 × 8 = 49 ⇒ 7 × ( 8 – 1 ) = 49
4 × 4 = 12 ⇒ 4 × ( 4 – 1 ) = 12

Similarly, 9 × 6 = 45 ⇒ 9 × ( 6 – 1 ) = 45
