Getting into an IIT requires getting a GOOD RANK in JEE Advanced ONLY.
For eligibility to sit for JEE Advanced, you ONLY NEED TO CLEAR THE CUTOFF SCORE for JEE Main. (However THIS IS NOT WHAT I INTEND YOU TO DO. Most IITians also hold equally good or better ranks in JEE Mains. And who knows, you may not give JEE Advanced that good? Do NOT take any chances with JEE Main.)
For a good JEE Main rank (less than or around 10k) you need to get atleast 180+ marks (cutoff being less than 120 marks) and atleast 95%+ in CBSE Boards. CLASS 11 marks DO NOT MATTER, but DO indicate your clarity of basic concepts.
Likewise for a good rank in JEE Advanced, you need to score atleast 40% of the max marks (~240 out of 400). THE BEAUTY OF THIS EXAM IS THAT, AT THE SAME JEE MAIN SCORE, YOUR RANK WILL BE MUCH HIGHER HERE THAN IN JEE MAIN, DUE TO LESS PEOPLE COMPETING HERE.
However, DO NOT JUST GIVE JEE’s alone. ALSO GIVE BITSAT, IPU-CET, Manipal, SRMJEEE, VITEEE, UPESEAT, UPTU (if your school is in UP), and WBJEE (for West Bengal).
General branch wise rank list for a few top-IIT branches is as follows:
CSE - AIR < 500. (net score > 70% of max marks, achievable by MINIMUM -ve score and CORRECTLY SOLVING ALL THE EASY AND MODERATE QUESTIONS THAT MAKE UP ~80% OF THE PAPER).
Maths and computing - AIR < 1000. (comparable to, and less preferable than dual degree CSE).
Electrical/Electronics - AIR <1100. (Net score >60% of max marks ).
Mechanical - AIR < 2000 (Net score >= 50% of the paper.)
Civil - same as mechanical, maybe only slightly less.
Aerospace (at IIT K/KGP/B/M) - AIR <3000. (Net score ~50% of max marks).
ALL DUAL DEGREE PROGRAMS - slightly greater ranks (maybe a few hundreds more) than respective normal courses.
Chemical - AIR < 2500. Same as aerospace, maybe slightly more.
Engineering physics/Textile/Production & Industrial Engg/Bio Tech/ Manufacturing/ Mining/ Metallurgy - AIR 4k-8.5k (mostly neglected and less sought after branches).

IIST takes admission through JEE Advanced. You have to qualify for JEE Main exam first in order to be eligible for JEE Advanced.

General Candidates (GEN): At least 20% marks in aggregate and at least 5% marks in each of the three subjects (Physics, Chemistry and Mathematics).
Other Backward Community – Non Creamy Layer (OBC-NCL) Candidates: At least 18% marks in aggregate and at least 4.5% marks in each of the three subjects (Physics, Chemistry and Mathematics)
Scheduled Caste(SC), Scheduled Tribe(ST) & Persons with Disabilities(PD) Candidates: At least 10%marks in aggregate and at least 2.5% marks in each of the three subjects (Physics, Chemistry and Mathematics).
